Definitions and coverage

FipeZap reflects advertised asking prices, not completed transactions. Prices per m² and reported yields are kept separate from index values.

The supplied reports span September 2016–July 2026 for cities; neighborhood tables begin in May 2021. Depth varies by metric and place. Some reports are missing.

Inside Airbnb, entire homes. Quarterly releases are shown by actual scrape month, including small cross-month tails. Nightly prices are advertised guest rates before the model’s owner-net factor. This occupancy series includes all listings. Results uses active listings only, with professionally managed (p75) as default and typical listing (median) selectable. Occupancy is an estimate from reviews: 50% review rate, at least 3 nights per booking, 30 days per month and a 70% cap. Results use the largest scrape-month cohort of each latest release. December 2025 Rio prices are unavailable.
