BE

For buyers outside Brazil

How it works for foreign investors

For foreigners and Brazilians abroad buying investment property in Brazil.

Run the numbers first, then buy with a local team you can name.

Brazilian banks do not finance non-residents, so this is a cash-purchase journey.

Two points to confirm with your lawyer for your own situation: Central Bank registration before repatriating sale proceeds, and whether you need a non-resident account to receive rent.

04
Own

Set up the rental, choose whether to manage it yourself or hire a manager, and remit income through the same regulated FX route. For a non-resident, rent is generally taxed at 15% after IPTU, condominium and administration fees.
